Fernley Development report shows progress on several fronts

From new homes and apartments to hotels, manufacturing, industrial development, and long-range plans for thousands of acres, a lot is moving through Fernley’s development pipeline.

The City of Fernley’s July Community Development Report, compiled by Community Development Program Manager Jessica Murdock, provides a look at projects throughout the community and where they stand in the planning and construction process. Some are still under review, others have received approvals, and several are already under construction.

Housing makes up a sizable portion of the list. Creekwood Commons proposes 153 townhomes on Farm District Road, while Fernley Garden Homes proposes 253 townhomes, seven private streets, and six private amenities. Sherwood, between Fremont Street and Interstate 80, includes plans for 316 one-, two-, and three-bedroom multifamily units.

Other residential projects have already reached the construction phase. The report lists the 320-unit River Ranch Apartments and the 202-unit Sunrise Trails subdivision among projects under construction. Shadow Hill includes 66 townhomes, while the first three phases of Legacy Trails account for 221 approved single-family lots.

Red Hawk Ranch has been making its way through the city process for several years. The current report lists a 282-lot single-family subdivision, with the tentative subdivision map and development agreement approved. Changes to the larger Red Hawk Ranch Development Agreement have also come before the City Council on various occasions.

Housing is only part of the activity, however. Two hotels are making their way through the development process. A four-story, 91-room Home2 Suites is planned on Stanley Drive, and a four-story, 96-room Marriott extended-stay hotel is proposed on Mesa Drive. The Home2 Suites has received several approvals, with its building permit under review, while the Marriott conditional use permit remains under review.

The Home2 Suites also has some history. Plans reported by the Fernley Reporter in 2023 for the Fernley Promenade development on Stanley Drive included a hotel along with restaurants, retail, and other commercial uses.

On the industrial side, the report includes a 120,000-square-foot manufacturing building for AGRU America and a Dragonfly Energy production facility. Other projects include expansion of Golden Years Castle assisted living, a new Mark IV fire station, and a 5,244-square-foot committal hall at the Northern Nevada Veterans Memorial Cemetery.

One familiar name on the list is the 2,173-acre Victory Logistics District along Nevada Pacific Parkway. Victory has been the subject of extensive coverage as roads, utilities, rail, a fire station, and other infrastructure have taken shape. The July report lists numerous planning and engineering approvals associated with the long-term development.

While individual projects work their way through the process, Fernley is also planning on a much larger scale.

The report includes the 5,400-acre North Fernley Area Plan and 11,800-acre Southwest Area Plan. These are planning areas rather than projects currently under construction, setting a framework for future residential, commercial, employment, public facilities, open space, and other uses.

The City Council adopted the North Fernley Area Plan in January 2025 and the Southwest Area Plan in June 2025. At full buildout, the Southwest plan contemplates as many as 28,318 housing units, along with commercial, industrial, mixed-use, public facility, and open-space development. Getting there would require substantial infrastructure, including additional water infrastructure.

Fernley is also updating its Comprehensive Master Plan, bringing the newer area plans into the city's broader planning for housing, transportation, infrastructure, commercial development, and future growth.

More Projects in the Pipeline

Chaparral Estates: 102 single-family lots on North Clover Lane; tentative subdivision map and zoning amendment approved.

Clements Ranch: 241 single-family lots at Farm District Road and Clearwater Parkway; tentative subdivision map approved.

Yori: 153 single-family lots at Farm District and Red Rock roads; planning approvals completed.

Nelson Meadows: A proposed 49-lot development with half-acre minimum lots; under review.

Farm District Road Storage and Mobile Home Park: A 90,000-square-foot mini-storage facility and 73-unit mobile home park; planning approvals completed, with engineering corrections pending.

Vaquero Outpost: A proposed mixed-use commercial and multifamily development on U.S. 95A. The size has not yet been determined, and the project is under review.

Clean Earth Aerosol Recycling Facility: A proposed aerosol-container processing and recycling facility; conditional use permit under review.

The report is a snapshot, not a construction schedule. Projects can spend months or years moving through planning, permitting, engineering, and construction, and not everything proposed will necessarily be built as originally envisioned. But the July report gives Fernley residents a fairly extensive look at what is being built now, what could be coming next, and the plans being put in place for growth farther down the road.

For a large municipal facility like the indoor-outdoor Fernley Swimming Pool located at 300 Cottonwood Lane, a complete ground-up commercial build or major structural renovation typically spans 6 to 12 months or longer when factoring in large-scale engineering, public municipal permitting, specialized commercial HVAC/roofing, and health department inspections. The current renovation has been- The Fernley Swimming Pool has been closed for approximately six to seven months since late February 2026 for a major roof replacement and facility renovation. Now you sat October. Soooo 8 months for a new roof. The picture shows no other renovations. It smells like sewage and it can be bad enough that people don’t want to be outside or open their windows. It would be helpful to get an investigative journalist help the Fernley residents get a clear answer from the City, NDEP, and any involved facilities. I was really disappointed that the smell was not disclosed by my realtor when I moved here. I enjoy Fernley and am seeing the improvements that are being made.
