Mark IV Capital has submitted its application for a building permit for the fire station the
company is required to build under its development agreement with the city for the Victory
Logistics District.
Construction is expected to begin in September.
The fire station will be located on Stanley Drive, between Lowe’s and Sherwin Williams.
Scott Barnes, Vice President of Entitlements for Mark IV Capital, said the fire station is a
requirement of the company’s development agreement with the city and was put in place by
previous North Lyon County Fire Protection District Chief Jason Nicholl. The agreement
requires the foundation, flooring and perimeter walls to be constructed in order for Mark IV to
get it’s a Certificate of Occupancy for another building in the Victory Logistics District.
Barnes said at substantial completion, the company will then meet the requirement for a second
Certificate of Occupancy.
“This was a requirement to the city to give them benefit, and they tied future development of the
park to that benefit, so we’re meeting that requirement,” said Rick Nelson, Senior Vice President
for Mark IV Capital. “That in the development agreement enables us to then go to the city and
say that this company who’s building this building, now has permission to go in and get their
Certificate of Occupancy so they can actually utilize the building.”
Nelson said said the building permit process takes about six weeks, so in order to meet their
deadline for the first Certificate of Occupancy, they need to start construction in September.
“Six months from now, you’ll see substantially the outline of the fire station with concrete
footing and all that,” he said. “As soon as the construction company gets the notice to proceed
once we have the permitting, then we’ll start. We’ll go ahead and do a final map that outlines
how that property looks, it will give it a property number, it will give it a street number.”
Nelson said the fire station will have two bays in the front, some training area and a second story
for living quarters. The building permit application says the total square footage of the building
is 11,894 square feet. Because the North Lyon County Fire Protection District has said it does not have the personnel
or the equipment to man the station, Barnes said Mark IV asked the city if it would prefer some
other type of building, rather than a fire station that will be unoccupied.
“We talked about building other buildings the community would use now, and they were kind of
hot and cold about it,” Barnes said.
