Microsoft purchases 300 acres at Victory Logistics District

Mark IV Capital announced Tuesday it has completed the sale of 300 acres within the Victory Logistics District to Microsoft, one of the world’s largest and most innovative companies. The transaction marks a major milestone for the 4,300-acre master-planned industrial and logistics hub, further positioning it as a premier destination for data center development.
Microsoft is a global leader in enterprise software, cloud computing, artificial intelligence, and state-of-the-art hyperscale data center campuses. The facility is expected to bring significant investment and job creation to the region, reinforcing Victory Logistics District’s role as a strategic hub for digital infrastructure.
In a statement announcing the sale, Mark IV said this landmark sale underscores its long-term vision for Victory Logistics District as a transformative center for innovation, infrastructure, and economic opportunity. As development progresses, the project will continue to serve as a catalyst for regional growth, attracting cutting-edge industries and redefining what’s possible in Northern Nevada.

The 4,300-acre Victory Logistics District offers access to reliable power infrastructure, service from multiple fiber optic providers, and scalable land options. Its proximity to major transportation corridors also supports a wide range of uses, including data centers, advanced manufacturing, and logistics operations.

“We are thrilled to welcome this world-class technology company to Victory Logistics District,” said Evan Slavik, President and CEO of Mark IV Capital. “This transaction is a testament to Victory’s unique combination of scalability, infrastructure, and strategic location. We see this as a major step toward many data center developments at Victory, and we look forward to continuing to attract industry-leading enterprises that will drive economic growth to the region.”

The deal was several years in the making, according to Rick Nelson, Senior Vice President of Northern Nevada for Mark IV Capital.

“It took four years to bring this deal to fruition because of all the requirements needed to satisfy this level of company that they can come here to Fernley, purchase property, build their infrastructure and have a workforce that aligns with their goals and objectives,” Nelson said. “They need confidence in that, confidence in power, confidence in land, confidence in workforce, and all of that was satisfied and that's why they finished the deal and purchased the land.”

Nelson said the deal begins the evolution of the Victory Logistics District and will be just the first of many.

“We've got two or three more right behind it and we're pretty sure that we're going to see a lot more of these announcements in the next six to eight months,” he said. “They may not be as large as this one, but there'll be a lot of activity and a lot of workforce requirements, and I think all of those things are a really good boon for the city of Fernley and the Northern Nevada economic environment.”
